Ah, the dreaded 'cost' question. It is never possible to determine the final building cost upfront, but there are guidelines and factors to help you get closer to an answer.
Building rates per square meter range from R 4 000 /sqm (low end) to R 25 000 /sqm (high end), meaning a simple refurbishment will be less costly than a new build.
Allow around 20% of the construction budget for professional fees (architect, engineers, etc.), together with a project multiplier for unforeseen expenses and complications. The more complex the project, the higher the multiplier.
Added together, you'll have a range to include in your budget for your project.
We do, however, always recommend employing a QS to do a detailed breakdown for you to work with.
